I only know of one person, a teacher, that tried to buy a HUD Officer/Teacher property without a realtor. After three months of confussion and endless amounts of paper work that had to be redone over and over again, the property was still not closed. Finally, the tittle company gave her my phone number and we were able to close in one week.

The paper work can be very confusing and must be filled out perfectly or it will be rejected! That means no cross outs, no write overs, only blue ink and only orginals can be submitted to HUD.

It is a 5% commission to hire an agent but the end results may be well worth it, especially if Closing costs or any other special conditions are needed to close the deal.

There are not always properties available in all areas, but when they do come available it will be on a Friday. So, it would be best to check for new properties each and every Friday until you find what you are looking for.

This could take quite awhile. But, at a 40-50% saving, your patience will be very well rewarded.
